Building a Truly Efficient Home: Key Cost & Performance Considerations

When most people think about an energy-efficient home, insulation levels and solar panels come to mind, but these elements are only part of the story. A truly efficient home is one that works with its environment, minimizes long-term costs, and reduces the need for constant input—whether that is energy, maintenance, or resources.
Here’s how Sypher Design Build of Concord, New Hampshire designs and builds homes that are efficient in both energy and cost.
1. Thoughtful Site Selection & Orientation
Site Selection
When it comes to building an efficient home, site selection isn’t just about where the house sits; it’s about everything required to support it, including:
Road access
Driveway construction
Septic systems
Electrical runs
These elements can quickly become some of the highest hidden costs in a project.
Orientation
At SDB, energy efficiency begins before design even starts.
A well-oriented home can naturally heat, cool, and light itself by working with the environment, reducing heating and cooling needs by 20–40% before adding insulation or mechanical systems.
Key factors include:
Maximizing southern exposure in northern climates for winter solar gain
Using trees and overhangs for natural summer shading
Positioning to support natural ventilation and winter wind protection
Leveraging topography to harness thermal stability and protect from exposure
Daylighting to reduce the need for artificial lighting
A Different Approach to Sitework
We approach sitework through a permaculture lens—designing systems that require less maintenance over time. That means:
Minimizing land disturbance
Avoiding clear-cutting whenever possible
Designing driveways and drainage to prevent erosion

2. High-Performance Shells
The building envelope—walls, roof, windows, and foundation—is the most important factor in a home’s energy performance. A high-performance shell:
Uses continuous insulation
Eliminates thermal bridging
Meets higher-than-average airtightness standards *
Has triple-paned or high-performance windows
When the envelope is properly designed and constructed, the home holds heat in winter and resists it in summer, dramatically lowering energy demand.
*Airtightness Standards (ACH50)
Passive House Standard: 0.6 ACH50 or lower (the gold standard for energy efficiency).
High-Performance/Modern Efficient Homes: 1.0–2.0 ACH50.
Current Energy Codes (New Construction): Typically 3.0 ACH50 or less, depending on local building requirements (e.g., in some areas 5.0 is acceptable, but 3.0 is becoming common).

Beyond the Envelope
We employ two strategies that significantly enhance the performance of a home’s envelope and reduce the reliance on mechanical systems: earth-berming and buffer zones.
Earth-berming
Earth-bermed homes reduce the thermodynamic load on the structure by using the ground itself as a natural insulator—essentially surrounding parts of the home with a stable, free thermal mass that moderates temperature swings year-round. When paired with passive solar design, this approach helps capture and retain heat in the winter and cool air in the summer.
Buffer Zones
A buffer zone, such as a simple mudroom or four-season flex space, creates a transitional area between a finished living space and the outdoors. By acting as a thermal airlock, it reduces heat loss, limits drafts, and improves overall comfort.
3. Passive Design Before Mechanical Systems
Before relying on technology, we let physics do the work by incorporating passive home design strategies, including:
Passive solar heating
Thermal mass (stone, concrete, masonry)
Cross ventilation
Stack ventilation
Strategic window placement
Proper roof overhangs
We also differentiate between:
Passive ventilation (used in buffer zones or four-season spaces)
Active ventilation (used in conditioned living spaces)
When these strategies and considerations are integrated into a design, a home naturally regulates temperature and airflow, reducing reliance on mechanical systems.
4. Right-Sized Mechanical Systems
When designing and building energy-efficient homes, we focus on:
Radiant heated slabs that store and release heat through thermal mass
Heat pumps for efficient heating and cooling
Heat pump water heaters
HRV/ERV systems for fresh air with heat recovery
Smart zoning and controls
Minimizing a home’s energy demand allows its mechanical systems to be smaller, more affordable, and less expensive to operate.
5. Biophilic Design
Biophilic design enhances a home’s efficiency by integrating natural elements—like plants—to help regulate the indoor environment, increasing humidity in the dry winter months and keeping spaces slightly cooler in the summer. This creates a healthier, more balanced indoor climate and reduces the load on mechanical systems.
6. Efficient Energy Use Inside the Home
Even a well-designed home can waste energy if it has inefficient appliances or lighting. For this reason, we prioritize the following in our designs:
LED lighting
ENERGY STAR appliances
Smart controls and automation
Induction cooking
Efficient water fixtures
While each of these elements may seem minor on its own, together they compound over time, reducing energy use and increasing long-term savings.
